A miskolci ingatlanárak változásának vizsgálata hedonikus módszerrel
Analysing the real estate prices in Miskolc by hedonic methods
Abstract
A cikk középpontjában a hedonikus ingatlanárindex-számítás elméleti és gyakorlati meg-közelítése áll. Ez a tiszta árváltozást mutatja az ingatlanárakban, adott időszakok között, függetlenül a kínálat minőségváltozásától. Az egyszerűbb módszerek rövid áttekintése után bemutatom a hedonikus módszert és hazai alkalmazásának történetét. Ezt követően egy leszakadó térségben lévő nagyváros, Miskolc ingatlanárainak alakulását vetem össze saját számításaim alapján az országos átlaggal. A miskolci ingatlanpiacon 2016-ban és 2017-ben kínált ingatlanok adatait elemezve az eredményeim rámutattak: a várakozásokkal ellentét-ben a kevésbé erős gazdasági helyzetű város ingatlanainak kínálati árai az országos adásvételi árak átlagnál jobban emelkedtek a vizsgált időszakban.
This paper focuses on the most important details of the theoretical and empirical approach of the hedonic price-index method. This shows the pure change in real estate prices, during the given time period, independently of the quality change of the house supply on the market. After the summary of the simpler methods and a detailed description of the hedonic method, I introduce the history of this method in Hungary as well. Finally, I made my own hedonic indexes for real estate prices of Miskolc, -which is a city with moderate economic situation in Hungary- between 2016 and 2017 in order to compare it to the country-average, from the aspect of house price trends .My results pointed out that the prices increased more in Miskolc than the country-average, during this period, which is contradictory to previous expectations.
